Raw Land & Lot Evaluation

Phase 1 · 1–2 weeks

Raw Land & Lot Evaluation

Before you buy: we walk the lot with you, check utility access (water, sewer or septic, power, gas), review setbacks and easements, and flag anything that will affect your build cost. You decide whether the lot is right — and what to offer.

You decide: Whether the lot works and at what price.

Design, Permits & HOA

Phase 2 · 8–14 weeks

Design, Permits & HOA

Floor plans, elevations, structural engineering, and Title 24 / energy calcs. We prepare the city permit set and any HOA design-review package on your behalf. You approve the plans and the finish direction before we spend a dollar on materials.

You decide: Floor plan, elevations, exterior style, key allowances.

Site Clearing & Grading

Phase 3 · 1–2 weeks

Site Clearing & Grading

Native brush cleared, pad graded to plan, compaction tested. Erosion control and construction fencing go up. This is when the lot starts looking like a building site.

You decide: Nothing new — you confirm the pad location and finished floor elevation.

Trenching & Underground Utilities

Phase 4 · 1–2 weeks

Trenching & Underground Utilities

Water, sewer, gas, electrical, and low-voltage runs are trenched and inspected before backfill. Pool and RV pad conduits are stubbed now if they're planned.

You decide: Pool, RV pad, and outdoor kitchen locations if applicable.

Foundation

Phase 5 · 2–3 weeks

Foundation

Footings dug, rebar tied, stem walls poured. Post-tension cables laid, slab poured, and given a proper cure. Every pour signed off by the city inspector before we go vertical.

You decide: Confirm slab plumbing rough-in locations.

Framing & Roof

Phase 6 · 4–6 weeks

Framing & Roof

Walls stand up, roof trusses set, sheathing on, windows and exterior doors installed. This is the phase where the house feels real. You can walk it and imagine the space.

You decide: Any final window/door location tweaks before drywall.

07
Mechanical, Electrical & Plumbing Rough-In

Phase 7 · 3–5 weeks

Mechanical, Electrical & Plumbing Rough-In

HVAC ducts, plumbing supply and drain, electrical circuits and low-voltage runs. You walk the house with the superintendent to confirm every outlet, switch, and light location before drywall closes it in.

You decide: Outlet, switch, light, and low-voltage locations.

Insulation & Drywall

Phase 8 · 3–5 weeks

Insulation & Drywall

Insulation inspected, drywall hung, taped, textured, and primed. Interior doors and casing installed. The house starts to feel like a home, not a jobsite.

You decide: Paint colors finalized.

Stucco & Exterior Finish

Phase 9 · 3–5 weeks

Stucco & Exterior Finish

Scratch, brown, and color coats of stucco. Roof tile set. Exterior paint, soffits, gutters, and fascia. Front door hardware installed.

You decide: Exterior color and stucco finish texture confirmed on a test board.

Interior Finishes & Fixtures

Phase 10 · 4–6 weeks

Interior Finishes & Fixtures

Cabinets set, countertops templated and installed, tile floors and showers laid, plumbing fixtures and appliances mounted, hardware installed. This is where every allowance you selected shows up in the real house.

You decide: Final fixture, hardware, and appliance confirmations.

Flatwork, Landscaping & Final Walkthrough

Phase 11 · 2–3 weeks

Flatwork, Landscaping & Final Walkthrough

Driveway, walks, and patios poured. Landscape irrigation, gravel, and plantings installed. Final city and utility inspections cleared. A calm walkthrough with a written punch list, all warranties and manuals in one folder, and a one-year builder warranty.

You decide: Landscape plan and any final punch items.

We build to your budget.

Every custom home starts with a written line-item estimate — not a lump sum. You see labor, materials, and allowances for each finish category, plus the construction schedule and payment milestones.

If you have a firm budget, we design the home around it. If your priorities are the kitchen and the primary suite, that's where the allowances go. Nothing gets hidden.

Good to know

Do I need to bring plans, or can you handle design?
Either works. We regularly build to plans from outside architects and designers, and we also offer in-house design so one team handles plans, permits, and construction.
How long does a typical custom home take?
10 to 16 months from break-ground to move-in for most homes, depending on size, complexity, and finish selections. We schedule around monsoon season so weather doesn't stretch your timeline.
How much does a custom home cost?
Cost per square foot varies widely with finish level, structural complexity, and site conditions. After a short site visit we can give you a realistic budget range in writing — free of charge.
Do you handle permits and inspections?
Yes. We prepare and submit every permit and HOA design-review package on your behalf and manage every inspection through the build.
